









Presentation
The regulatory controls module enables you to define the regulatory controls required for your building.
It also enables you to create, monitor and update the associated inspection visits (when observations are expected to be lifted, or to attach documents).
Finally, at asset level, the notes enable you to monitor the progress of inspections carried out and the degree of risk, using the following indicators :

Ratings
This rating system is available for the asset as a whole, as well as for each individual regulatory control.

Creation of regulatory controls
The different types of controls can be defined in the API admin.
You then need to add them to the buildings concerned by going to the Regulatory controls tab of the building and clicking on “Add”.

It is at this step of the process of adding the regulatory control applicable to the building that you indicate the required frequency of inspections to be carried out.

Controls performed
When at least one regulatory inspection has been defined for a building, an additional “Controls list” section is displayed on the page, allowing you to enter the inspection visits performed.

Applicable regulatory control: Select the regulatory control concerned by the inspection visit.
Period: Drop-down list to indicate the period covered by the inspection. It depends on the periodicity of the regulatory control.
Date : Date on which the inspection is performed.
Company : Allows you to specify the company that performed the control.
Regulatory control relevance : Drop-down list configurable in the API.

Irrelevant document --> Blocking : A blocking control impacts the calculation of the risk level (described in the following steps).
Severeness of reserves : Drop-down list configurable in the API.

It is also possible to attach documents to inspection visits.

Calculating scores : For each regulatory control
Risk
If the number of controls carried out during the year is below the number required (based on regulatory control frequency) → Risk = 100%.
If all controls are completed, but at least one blocking control (irrelevant document) → Risk = 90%.
If all controls are completed and there are no blocking controls → A * B / 9 is calculated.
A = Weight of the severity of reserves from the last control for the considered year (Image 2: Default setting, can be modified).
B = Determined from the last inspection performed in the considered year, by calculating the number of solved reserves / number of reserves:
If nb of reserves solved / nb of reserves < 0,4 → B = 3
If nb of reserves solved / nb of reserves < 0,7 → B = 2
If nb of reserves solved / nb of reserves < 0,9 → B = 1
Otherwise B = 0
Conformity
If fewer controls performed over the year than required → Compliance = 0%.
If all controls are performed but at least one blocking control (Default: Irrelevant document) → Compliance = 0%.
If all controls are performed and no blocking control, we calculate:
number of solved reserves / total number of reserves * 100 of the last control of the year.
Completeness
Calculation = Number of performed controls over the year / Number of required controls for the year * 100

Rating calculations : At asset level
Calculations are available for each year.
Asset risk level
Average risk rate of all applicable regulatory controls.
Asset compliance level
Average compliance rate of all applicable regulatory controls.
Asset completeness level
Calculation = Number of all controls performed over the year / Number of all required controls * 100

Report
A standard regulatory control report is available and provides the following data:
